The Lodge

El Sabanero Eco Lodge was built in 2004 using all local material. Construction time was about 18 months and it was opened in 2005 to cater to nature seekers giving them a home away from home.

A private escape cloaked in serenity and embraced by natural beauty, a unique place for those with a passion for authentic experiences.

The lodge is conveniently positioned just 10 minutes away from Hacienda Pinilla’s golf course and 15 minutes away from world-class surf beaches such as Playa Avellanas, Playa Negra, Playa Tamarindo and Playa Langosta

El-Sabanero consisted of 10 newly renovated private cabinas nestled hillside on 1.7 hectares of immaculately maintained grounds. The lodge is expandable to up to 30 loft, 1& 2 bedroom cabinas. The cabinas are rented daily, weekly, are available on short or long term leases and land lease contracts.

Besides the general travelling, Eco tourist, El Sabanero has been catering to Yoga groups, corporate retreats and health seeking individuals.

In 2012 the management decided to specialize in organizing Yoga retreats and Yoga teacher trainings. In 2016 75% of all occupations were Yoga related.

In 2016 we added a new Shala, 1 new Chalet and 3 rooms below the Shala. This allows for greater groups to visit El Sabanero Eco Lodge to practice Yoga, have teacher trainings or any other event up to 36 people.

The current management team, part of the ownership group, has been on board since 2008. Giving it the personal touch, they have successfully positioned the lodge under the top places to stay in Guanacaste, Costa Rica.

Yoga Retreat For Sale

Why Costa Rica?

Costa Rica has recently caught many eyes as a hot tourist spot but also as a great place to purchase real estate. With so much public attention and a vast number of tourists visiting Costa Rica every year, the country offers a great investment environment for real estate. Below are great reasons to invest in Costa Rica Real Estate.

  1. Stable Government:
Costa Rica is a democratic republic with three branches of government and has enjoyed one of the most democratic governments in Latin America. As of 1948, Costa Rica abolished its army and since 1949 has enjoyed its peaceful democratic existence, often being referred to as the “Switzerland of Central America”. The government is one of the people and one that very much sees the value of tourism. Over the past few years the government has incentivized foreigners to come and retire in Costa Rica. Stable government ensures that the money you put into your property is safe.
  2. Stable Currency:
Investors want to know if their money is safe in Costa Rica. Stability of the government has helped to maintain a solid and stable currency.
The Costa Rican colon, also denoted as CRC is the official currency of Costa Rica. (Currently $1 USD = 560.245 CRC). Colons come in notes of 1,000 up to 10,000.
US Dollars are also accepted as legal tender in Costa Rica. Both are widely accepted and exchanged throughout the country with approximately 90% of the places of business in the country accepting the US Dollar.
  3. Tax Incentives:
This seems to be the one everyone loves! As mentioned earlier the Costa Rican government has created one of the most attractive investment environments in Latin America.
Capital Gains Tax= 0% in Costa Rica. The capital gains taxes are exempt for a business if the money is derived from an activity that is not the normal course of business for the company (This exemption is established through the use of SA, or Sociedad Anonima). Property Taxes in Costa Rica = .25%. This rate is significantly lower than most places in the world. As a result people are buying in Costa Rica which increases demand and ultimately increases value. There are not many places where you can buy a piece of property that has incredible appreciation potential with such low holding costs.
  4. Corporate Tax: The Sociedad Anonima (S.A.)
These forms of corporate structures allow owners of property to keep their names away from the corporations they own (literally translates as “anonymous society”). Ninety percent of all property in Costa Rica is purchased through these S.A.’s. When a property owner purchases property through these S.A.’s they use a shareholder’s loan to fund the purchase. Rental income generated is taken out of the corporation as dividend income and deducted against the initial investment and thus no taxes are paid.
  5. Income Tax:

Only income generated in Costa Rica is subject to income tax
Costa Rica offers large amounts of income to be deductible and free from any tax

**all tax information should be verified by independent tax professional. We would be more than happy to get you in contact with a tax professional in Costa Rica to assist you with your due diligence.

  1. Proximity to Major U.S. Cities:
When investigating vacation destinations and environments for second homes or investment property, it is important to factor travel times to the destination. Costa Rica’s proximity to major US Cities gives even more reason why investors are buying property in Costa Rica. Great tourist destinations need to be close and easily accessible.
  2. No Ownership Restrictions:
Foreign Ownership is promoted in the country of Costa Rica. In many foreign countries fee simple title is only available to locals and without titled ownership your investments can be at great risk. All foreigners enjoy the same rights as Costa Ricans when it comes to real estate ownership. Titled, fee simple properties are all registered in the National Registry of Costa Rica properly protecting your ownership rights.
  3. VISA:

Most visitors of western countries (including the U.S.A., Canada, and the European Union) don’t need any visa prior to visiting Costa Rica. Usually a stay permit of 90 days is given to passengers arriving from those countries.

Due to its proximity to the Equator and to both the Pacific Ocean and the Caribbean, its climate is Tropic to Sub-Tropic. It is cool and relatively dry in the mountain ranges that traverse the country from south east to north west, and it is hot and humid in the low lying beach areas. Typical temperatures are: 18 to 26 Celsius (65 to 79 Fahrenheit) in San Jose and the Central Valley, 24-30 Celsius (75 to 86 Fahrenheit) in the Beach areas both in the Pacific and the Caribbean side.

  1. HEALTH:

The country has proper hygienic standards, it has a reasonable public health system (hospitals, clinics, etc), and an excellent private health practice. In fact in the last years the ¨health tourism¨, people that come from abroad to be treated in Costa Rica (dental care, plastic surgery), has risen considerably.

  1. LANGUAGE & RELIGION: Spanish is the official language of the country. A lot of locals dominate the English language; also there are a lot of foreigners living in Costa Rica. Creole English is spoken in the Caribbean side as it has a numerous population from Jamaican heritage.

Main religion is the Catholic (76%), followed by the Protestant which its major component is the Evangelical church (14%), and also different minorities such as a small Jewish community.

The Costa Rican people (or Ticos as they call themselves), are almost an international cultural phenomenon because they are such a gentle, spirited, friendly, educated, polite and kind people. They are open-minded and eager to assist. When you say thank you or gracias in this country, the reply is always CON GUSTO which translates WITH PLEASURE, and they MEAN it! And as an added bonus they seem to border on a refreshing obsession for cleanliness. You will surely find and appreciate this to be one of the cleanest countries in the world. The people, their homes and public facilities.
In general, the cost of an office visit will likely be comparable to your co-pay in the U.S. or at the minimum to 1/3. You can also be confident you will be well cared for by staff and doctor.
